No. We start with a 3 month minimum ramp up period and then go Month-to-month with a clear, written exit clause. We earn retention through performance, not paperwork.
Typical discover starts within 4-5 business days of contract sign. The discovery process can take anywhere from 4 days to a week.

We document, charge back when warranted, and guide you on short-term rental insurance best practices. We can offer an installation of cameras, water meters and sound measuring devices as an add-on option.
Real-time owner portal + monthly statements (gross revenue, taxes/fees, cleaning, maintenance). We help with lodging/sales tax setup within our platform management tool and can provide reconciliation-ready statements for your CPA.

Absolutely. There may even be tax advantages when you do this! You can block owner stays any time in the portal. We’ll recommend smart blackout timing so your ADR/occupancy targets stay on track, and we auto-schedule a post-stay clean so it’s guest-ready.
