We’ll run a free revenue snapshot (ADR, occupancy, RevPAR, and seasonal pacing) during discovery, so expectations are grounded in your cabin and comps.

Our management fee is 20% of gross booking revenue.

We do not use tiered percentages based on bedroom count, location, or amenities. One rate keeps expectations clear and incentives aligned. Cleaning and Maintenance are billed invoiced separately unless we agree to an escrow/pass-through account.

No. We start with a 3 month minimum ramp up period and then go Month-to-month with a clear, written exit clause. We earn retention through performance, not paperwork.

Typical discover starts within 4-5 business days of contract sign. The discovery process can take anywhere from 4 days to a week.

Steps: discovery call → walk-through (in-person/video) → permits/insurance check → pro photos (if needed) → listing build → pricing rules → calendar sync → cleaner and vendor assignment → test booking flow.

Every deal is different, so we work with you to make sure the transition is seamless and done with limited or zero downtime.

In most cases, yes. We coordinate a takeover (or rebuild) that preserves review history where platform rules allow, prevent calendar conflicts, and avoid downtime.

We use dynamic pricing tuned to Hochatown demand: seasonality/holidays, lead time, weekend vs weekday, school breaks, events, competitor set, and booking pace. We protect floors, flex stay rules by season, run last-minute gap fills, and A/B test policies to lift ADR without killing occupancy.

Guests pay a cleaning fee; we schedule pros and inspect after each clean. Our add-on hot-tub program covers drain/fill cadence, testing, chemicals, cover checks, filters, and logs. Owners approve a pre-set spend limit for small fixes; larger items are owner-approved with photos and invoices attached to your statement. If you like your current vendors, we’ll use them, but we can also look for new vendors as well!

Strict age/ID where appropriate, clear house rules, occupancy & parking limits, exterior-only noise/parking monitoring where permitted, plus damage waivers/security deposits and fast local response. We document, charge back when warranted, and guide you on short-term rental insurance best practices. We can offer an installation of cameras, water meters and sound measuring devices as an add-on option.

Real-time owner portal + monthly statements (gross revenue, taxes/fees, cleaning, maintenance). We help with lodging/sales tax setup within our platform management tool and can provide reconciliation-ready statements for your CPA.

The Hochatown tax scene is always changing, and we cannot offer legal tax advice. Always contact your CPA for any tax filing related questions.

Absolutely. There may even be tax advantages when you do this! You can block owner stays any time in the portal. We’ll recommend smart blackout timing so your ADR/occupancy targets stay on track, and we auto-schedule a post-stay clean so it’s guest-ready.
